How to evaluate occupancy, licenses, beachfront risk, management, infrastructure and valuation for Belize hospitality assets.
Separate real estate value from business value
A hospitality acquisition can include land, buildings, furniture, equipment, websites, booking accounts, brand rights, vehicles, permits and an operating company. Identify exactly what transfers and value each component separately.
Review at least several years of occupancy, average daily rate, revenue per available room, channel mix, cancellations and seasonality. Compare reported revenue with bank deposits and tax filings.
Inspect infrastructure and resilience
Confirm power capacity, backup generation, water source, wastewater handling, internet, fire safety, staff accommodation and emergency access. Deferred infrastructure can turn an attractive purchase price into a major capital program.
For coastal assets, assess elevation, storm history, erosion, seawalls, docks and insurance availability. Obtain independent engineering and insurance advice rather than relying on historic premiums.
